How does the pre-purchase assessment work?
Share your shortlisted units, available floor plans and selection deadline. The three-option assessment starts from S$199, with a usual price of S$399. A consultant will confirm the scope and final fee before you proceed.
What does a residential Feng Shui audit cover?
The master considers the facing direction, main door, living room, bedrooms, kitchen and furniture placement alongside the household’s BaZi. Analysis covers the wealth sector, water position, minor fortune position, academic / study sector, secondary wealth position, inauspicious sectors and stove position. Recommendations include bed and headboard direction, Five Elements colours, layout adjustments and an improvement sketch. Auspicious date selection for renovation, bed-setting and moving in is also included, with arrangements confirmed for your service.
What is the S$100 booking deposit for?
The S$100 booking deposit lets you apply for a residential audit appointment; it is not the full audit fee or confirmation of a visit date. Your consultant will confirm the final fee and payment arrangements. Your visit date is confirmed after the relevant payment and booking formalities are completed.
Do the audit prices include GST?
The calculator shows the promotional base fee, usual price, 9% GST and reference total including GST. Grand Master Phang and Master Ang’s residential promotion ends on 31 December 2026, subject to eligibility. Special properties, additional storeys and extra services require a separate quotation.
Will I need major renovation?
Not necessarily. Advice may include furniture placement, bed direction and colours, depending on the property. Structural, electrical and construction changes should be checked by the relevant qualified professionals.
Is follow-up support available?
You can contact a consultant for clarification of the recommendations. The residential audit includes one on-site visit; any additional visits and services are arranged separately. Follow-up scope and auspicious date selection are confirmed for your selected service.
What should I prepare?
Start with your property type, buying or renovation stage, floor plan and preferred timeline. Your consultant will explain any further information required, including the facing direction and household birth details where relevant. Send personal information only as directed by the consultant.
